A proper replacement follows a fixed sequence: tear-off and disposal, deck inspection and repair, underlayment and ice-and-water membrane, starter shingles, field shingles, ridge caps, vents, flashing, cleanup, and full documentation for warranty registration and your insurer. Most straightforward gable roofs finish in one to three days; large, steep, or complex roofs can run longer. One thing many homeowners haven't caught up on: since August 1, 2025, any significant residential reroof inside OKC city limits requires a city permit and inspection (a $94.50 fee at the rule's launch), with maintenance work of 500 square feet or less exempt. In a metro where premiums reportedly average $4,651 a year on a $300,000 home, that math is real money.

Oklahoma's so-called 25% rule shapes the repair-versus-replace decision more than most homeowners realize. If 25% or more of a roof section is repaired or replaced within 12 months, the whole section may have to be replaced and brought up to current code — and work covering 25% or more of the roof surface generally requires a licensed roofing contractor, not a handyman. We don't sell roofs to people who don't need them. Minor damage on a young, sound roof calls for a targeted repair that preserves your warranty and your money.
