Sand Springs grew from Charles Page's planned community and then jumped again when it annexed Prattville across the Arkansas River in 1965, which is why so much of the south-side housing dates to the 1970-through-1999 wave, with an older 1940-to-1969 block underneath it. Prattville real estate is largely three- and four-bedroom single-family plus a meaningful share of manufactured housing, and the dominant residential form is the single-story ranch with straightforward gable and hip geometry. The north-side hills bring the other complication: steep, wooded lots where access, staging and tear-off logistics cost more than the roof geometry itself suggests.
