They blend markets, roof sizes and material grades that have nothing to do with your house. Here’s how the number is actually built, so you can read your own estimate.

How Roofing Is Priced

Roofing is priced by the square — 100 square feet of roof surface. A typical single-family home in the metro runs somewhere in the teens to mid-twenties of squares, and that’s roof area, not the floor area of your house. A 2,000 sq ft home with a steep, cut-up roof can have substantially more roof surface than a 2,400 sq ft ranch.

A per-square price should include tear-off, disposal, underlayment, the shingles themselves, flashing, ridge and starter, and labor. What it typically excludes is decking replacement, because nobody knows what’s under there until the old roof is off.

That’s why estimates carry a decking contingency, and why an estimate without one deserves a question.

What Moves Your Number

Roof size and pitch

Size is straightforward. Pitch is the one homeowners underestimate — a steep roof needs staging, moves slower, and carries more risk, and the labor cost reflects all three. A walkable roof and a steep one of identical area are not the same job.

Complexity

Valleys, dormers, chimneys, skylights, multiple planes, and anything requiring flashing detail. Every penetration is a place water can get in, so every penetration takes time to do properly. A simple gable roof is the cheapest shape there is.

Material

Standard architectural asphalt is the baseline for most of the metro. Impact-resistant shingles cost more upfront and may earn an insurance discount here — worth reading Class 3 vs Class 4 and the discount math before you decide, because Oklahoma treats that discount differently than most states. Metal is a different tier of cost entirely, with a much longer service life.

Decking condition

This matters more than the total. A written estimate should itemize:

  • Tear-off and disposal, and how many layers
  • Underlayment type and where ice-and-water shield goes
  • Shingle manufacturer, line and impact rating
  • Flashing — new versus reused, and where
  • Ventilation, including any changes to intake or exhaust
  • Ridge and starter products
  • Decking replacement rate per sheet, and how many are assumed
  • Permit cost as a pass-through line
  • Workmanship warranty length and what it covers

An estimate reading “replace roof — $X” isn’t an estimate. It’s a number, and you can’t compare it against anything or hold anyone to it.

If Hail Caused the Damage

This changes the arithmetic completely. On a covered claim with replacement cost coverage, your out-of-pocket is generally your deductible rather than the full replacement price.

Two cautions. First, if your policy covers the roof at actual cash value rather than replacement cost, depreciation comes out and the gap is yours — sometimes a very large gap on an older roof. Second, no contractor in Oklahoma can lawfully cover, waive or absorb your deductible, and one offering to is telling you what kind of company they are.
